The development was undertaken by CMR Estates in joint venture with local developers Bristol & England Properties Ltd. It comprises a high-bay warehouse and distribution centre for London based Southern Syringe Services Limited, a principal supplier to the national health service of some 25,500 sq. ft (including 5,500 sq. ft of offices on two floors) and facility for a stand alone mezzanine within the warehouse.
This unit was constructed on a steel portal frame height to eaves 10m over a reinforced concrete floor slab incorporating dock levellers to facilitate tailgate loading. Roof and elevations were clad in insulated colour coated profile metal sheeting with 10% roof lighting, and a block work inner skin to 2.2m. Seven electrically-operated roller shutters, with external hoods, afford access to the enclosed concrete service yard. The two storey office pod is constructed in a brick work with plaster painted finish internally, and suspended mineral fibre tegular tile ceiling in concealed grid with integral category 2 lighting .

The second unit, a bespoke printworks for Hampton Printing Limited, comprises a 32,000 sq. ft building with an eaves height of 7m. Construction was to a similar specification but the three loading doors give access onto a level service yard. Office accommodation is within the overall envelope of the building on two floors, with raised access computer flooring, and the whole building was climate controlled specifically to print-works requirements.
The whole development was extensively landscaped to meet the requirement of the planners and the head landlord, The Bristol Port Company.
