In 1995, CMR Estates acquired the leasehold interest in a substantial period semi-detached villa, with semi-derelict outbuildings, in a prominent business location immediately to the north of Bristol city centre. Set in a large stone walled plot the property enjoys a prominent frontage to Whiteladies Road, a main arterial route, in a premier office location in Clifton.

The centrally heated building, an imposing Victorian property constructed circa 1880 with a pleasing Bath stone bay fronted facade and stone balustrade parapet, underwent a complete refurbishment. The accommodation, comprising in total some 4,250 sq. ft on lower ground, ground and three upper floors, was divided into 4 suites ranging in size from 360 sq. ft to 1,500 sq. ft, which were offered to the market individually, or as a whole, together with a rear annexe.

The building's classical external architecture and generous proportions (particularly of circulation space), the fine example of an unsupported staircase with hardwood handrail and cast iron balusters; and its moulded cornices and architraves, were Tyndall Court's main selling features. The large site also enjoyed generous secure car parking provision, another attraction that was recognised by CMR Estates at the outset, and the property was marketed with 22 car parking spaces.

CMR Estates subsequently acquired the freehold interest, and obtained listed building consent to demolish and clear the rear yard (the property is in a Conservation Area) and planning permission for office use. Securing a letting of the whole building on FRI terms at a rent of £35,000 p.a. to a facilities management and building maintenance contractor. The £450,000 investment property was then successfully sold on to an offshore investment company.
